References that will be required: Full credit check Salary confirmation with employer- if self-employed an 3year accountant reference is required Current tenants - a previous Landlord reference will be required

Tenant Fees

NOTE: All payments due must be received in full either by cash, bankers draft of building society draft. Personal cheques are accepted but require five working days for clearance prior to your occupation of the property. We also take credit and debit card payments

The asking rent does not include letting fees.
Depending on your circumstances and the property the following fees may apply:
Please note our fees are non-refundable should you choose not to proceed with your application or if your application unfortunately fails.

* Tenancy Application / Reference fee (including credit checks, bank, guarantor, previous Landlords references, inventory fees, check in fee, drawing up of tenancy agreements) £360 inclusive of vat for the first two applicants. £120 inclusive per subsequent applicant/guarantor
* A deposit is payable of 4/6 weeks equivalent rent.
* Renewal fee of £50 per tenant when renewing the contract.


All fees are inclusive of VAT at 20%. UTILITIES

It is the responsibility of the tenant to pay for the utilities such as Electricity, Gas, Council tax and Water as well as to ensure that the changeover of all utilities has been properly completed.

TENANCY PERIOD

Tenancy periods vary from property to property. The minimum tenancy period is six months. However majority are for twelve month tenancy.
